Miami Beach is a barrier island connected to the mainland by four causeways, and it is really several markets stacked on one strip of sand. South Beach (roughly south of Dade Boulevard) carries the Art Deco Historic District, the largest concentration of 1920s-40s architecture in the country, plus Ocean Drive, Lincoln Road, and the densest short-term-rental pressure in the state. Mid-Beach and North Beach run quieter and more residential the farther north you go.

The buyer pool is unusually international. Latin American families buying a hard-currency asset, Northeast and Midwest second-home owners, remote finance and tech transplants who arrived after 2020, and a steady flow of investors underwrite most of the condo volume. Single-family stock is scarce and concentrated in the guard-gated island enclaves (Star, Palm, Hibiscus, Venetian) where prices run into the tens of millions.

Almost everything here is a condo, and the condo is the whole story. Post-Surfside inspection law, aging oceanfront buildings, and special assessments have reshaped this market more than interest rates did. Buildings that have funded their reserves trade at a premium; buildings staring down a structural assessment sit. Reading the reserve study is not optional here.

What makes it distinctive

Things that move the needle.

Art Deco district + Lincoln Road

The mile-square Deco district is a preservation overlay: exterior changes face design review. Lincoln Road and Espanola Way keep the neighborhood genuinely walkable, rare for Florida.

The condo reserve question comes first

Florida's post-Surfside law forced milestone inspections and funded reserves. A building that has done the work is stable; one that hasn't may hand a new owner a five- or six-figure assessment. Pull the study before you bid.

Short-term-rental rules are hyper-local

Miami Beach enforces some of Florida's strictest vacation-rental zoning, and it varies block to block. Some buildings and districts allow it, many forbid it with real fines. Verify before buying as an investor.

Insurance + elevation load

Oceanfront and low-lying blocks carry high wind and flood premiums, and King-tide flooding is a known factor in parts of South Beach. Elevation and building age drive the insurance number more than square footage.

Frequently asked

Common questions about Miami Beach.

Is South Beach mostly condos or houses?

Overwhelmingly condos. Detached single-family homes on the beach side cluster in the gated island neighborhoods (Star, Palm, Hibiscus, Venetian) and trade at the top of the Miami-Dade market. If you want a house here, expect a small, expensive pool of inventory.

How much do condo assessments really matter in Miami Beach?

They can matter more than the purchase price. After Florida's post-Surfside legislation, older buildings must fund reserves and complete milestone inspections. Some units come with pending special assessments in the tens of thousands. Always review the most recent reserve study and assessment history before making an offer.

Can I run an Airbnb in Miami Beach?

Only in specific zones and buildings, and the city enforces aggressively. Short-term-rental rules are among the strictest in Florida and change by district and by HOA. Confirm the exact address is permitted for short-term use, in writing, before you count on that income.

What is the difference between South Beach, Mid-Beach, and North Beach?

South Beach is the dense, walkable, tourist-heavy Deco core. Mid-Beach is calmer with a stretch of newer luxury towers along Collins. North Beach is the most residential and generally the most affordable entry point onto the island.

Data is hand-curated by REHL editors from a mix of public records, MLS feed inputs, and listing aggregator analytics. Refreshed at least quarterly; the "as of" date above is current. Numbers shift constantly in active markets, for the most current view of any specific property, ask the agent we match you with. We aim for honest, not flattering.

School ratings draw from a blend of state assessments and public school-rating databases; verify zoning for your specific address before relying on these scores. Property tax estimates assume primary-residence homestead and standard millage rates as of the publish date.
